In October 2025, GreenBarn and its partner lead the recapitalization of 817 Broadway, a Class A 14-story, 140,000 square-foot boutique office and retail building that combines historic character with modern refinement. GreenBarn originated a new $37.5 million participating mezzanine loan and restructured and extended a $91million senior loan.

In 2019, the building underwent a comprehensive $43 million capital improvement program, fully revitalizing its interior, exterior, and back-of-house to meet the needs of premier tenants. The property features efficient 10,000 square foot floor plates with 20-foot column spacing and a premier 4,000 square-foot rooftop terrace tenant amenity. 99% leased at closing, the ground-floor retail is home to Leon’s, a popular Italian restaurant with French and Egyptian influences, and Ribalta, a well-established neighborhood pizzeria and Italian eatery.
