  • David Welsh

    Founder & Managing Partner

    Mr. Welsh is a Founder and Managing Partner of GreenBarn Investment Group and is responsible for the overall operations and management of GreenBarn, as well as overseeing the origination, structuring and asset management of GreenBarn’s investments. Prior to founding GreenBarn, Mr. Welsh was a Founder and Partner of Normandy Real Estate Partners, which he co-founded in 2002 and sold to Columbia Property Trust (NYSE: CXP) in January 2020.  Under Mr. Welsh’s leadership, Normandy grew to become a leading, vertically integrated investment manager with a portfolio of over 14 million square feet and $3.5 billion of assets under management. Prior to founding Normandy, Mr. Welsh worked at Morgan Stanley as head of capital markets for the US Real Estate Investing Division.  A Phi Beta Kappa graduate of Pennsylvania State University and a member of its Real Estate Advisory Board, he earned a master’s degree in Real Estate Finance at the New York University Schack Institute of Real Estate, where he is a past member of the Advisory Board and was an adjunct professor.

  • David Schonbraun

    Managing Partner

    Mr. Schonbraun is a Managing Partner of GreenBarn Investment Group. Prior to joining GreenBarn, he was Head of US Real Estate Credit at The Carlyle Group and also served as CIO of SL Green Realty Corp (NYSE: SLG), where he worked for 19 years. At SL Green, Mr. Schonbraun was responsible for the real estate equity and debt acquisitions, dispositions, alternative investments, borrowings and structured finance. He closed on tens of billions of dollars worth of transactions in the United States, including many of SL Green’s largest office acquisitions and helped lead the formation of public company Gramercy Capital Corp—an early entrant in the specialty finance business. He also led and expanded SL Green’s structured finance platform and was directly responsible for Green Loan Services, the Company’s special servicing arm that serves by SL Green and third-party lenders. In addition, Mr. Schonbraun has built and maintained key relationships with top institutional borrowers, lenders and brokers. He received a Bachelor of Arts degree in economics from Princeton University and has been named for multiple years in Commercial Observer’s 50 Most Important People in Commercial Real Estate.

  • Jonathan Reifler

    Managing Director

    Mr. Reifler is a Managing Director and member of the investment team at GreenBarn Investment Group. Previously, Mr. Reifler spent 10 years at RFR Holding where he was responsible for commercial acquisitions, capital markets and asset management. He completed over $5B of capital transactions during his tenure at RFR and managed the leasing and strategic direction of a 1 million square foot retail portfolio. Mr. Reifler holds a Bachelor of Science, cum laude, from Bucknell University and a Master of Business Administration from Cornell University.

  • Chris Richter P.E., P.P

    Principal, Head of Construction & Development

    Mr. Richter is a Principal of GreenBarn Investment Group. In his role, he is responsible for overseeing all aspects of development and construction. He has over thirty-five years of experience in the areas of civil engineering, land planning, project management and real estate development.  Prior to joining GreenBarn, he was Senior Vice President of Development for Avison Young’s New Jersey Office. Mr. Richter received his Bachelor of Science in Civil Engineering from the University of Vermont and has a Master’s in Civil Engineering / Construction Management from the Stevens Institute of Technology. He is also a Licensed Professional Engineer and a Licensed Professional Planner in New Jersey.

  • Brandon Zhang

    Vice President, Investments

    Mr. Zhang is a Vice President and member of the investment team at GreenBarn Investment Group. Prior to joining GreenBarn, Mr. Zhang spent over five years at Harbor Group International, initially on the multifamily investment team and most recently as a Vice President on the commercial investment team. While on the commercial team Mr. Zhang completed $1.8 billion in debt and equity transactions. Mr. Zhang started his career in 2014 on the debt financing team at PGIM Real Estate (fka Prudential Mortgage Capital Company), focusing on the underwriting and origination of loans for the company’s CMBS, general account, and agency businesses. Mr. Zhang received his Bachelor of Arts in Economics from the University of California, Berkeley.

  • Steve Cusma

    Senior Counsel

    Mr. Cusma serves as Senior Counsel for GreenBarn Investment Group, responsible for the legal affairs of the Company, including specific oversight of various aspects of transactional activities as well as GreenBarn’s corporate initiatives. Prior to joining GreenBarn, Mr. Cusma served as Principal and General Counsel at Normandy Real Estate Partners until the firm was acquired in 2020. He previously served as Senior Vice President, General Counsel and Corporate Secretary for Gale & Wentworth. Prior to that, Mr. Cusma was an attorney in the private practice of law, focusing on all aspects of real estate at Jamieson, Moore, Peskin & Spicer, P.C. (now Pepper Hamilton, LLP). Mr. Cusma graduated cum laude from Princeton University and The Dickinson School of Law of the Pennsylvania State University.

  • Matt Lavell

    Senior Vice President, Asset Management

    Mr. Lavell is a Senior Vice President and member of the asset management team at GreenBarn Investment Group. Mr. Lavell’s primary focus is on leasing and asset management of the office portfolio as well as other initiatives – including analyzing and negotiating proposed leases, reviewing quarterly financials and annual business plans, evaluating and assisting in dispositions, and debt restructuring/refinancing, throughout the Company’s portfolio. Prior to joining GreenBarn, Mr. Lavell served as Senior Vice President at Normandy Real Estate Partners before the firm was acquired in 2020. Prior to Normandy, he worked at Developers Diversified Realty, where he completed a rotational training program which encompassed exposure to their Leasing, Development and Acquisitions departments. Mr. Lavell graduated from Lehigh University, where he received a Bachelor of Science degree in Finance and Marketing.

  • Gary Hogue

    Chief Accounting Officer

    Mr. Hogue is the Chief Accounting Officer at GreenBarn Investment Group. He is responsible for overseeing the property and partnership level accounting activities. Prior to joining GreenBarn, he worked as a Property Controller at Normandy Real Estate Partners, where he was responsible for the financial reporting and reviewing of office properties and investment partnerships. Additional experience includes work as a senior accountant, where he prepared financial statements and budgets. Prior to Normandy, he worked nine years in public accounting at a boutique CPA firm where he specialized in audits and tax for a wide range of clients, including real estate funds and joint ventures. Mr. Hogue graduated from Montclair State University, where he earned a Bachelor of Science degree in accounting.

  • Julia Hyman

    Associate

    Ms. Hyman is an Associate and member of the investment team at GreenBarn Investment Group. Prior to joining GreenBarn, she was an Associate at JOSS Realty Partners, a boutique private equity firm targeting office and multifamily real estate investments. At JOSS, Ms. Hyman was involved in the acquisition of existing investments and assisted in creating its real estate development arm. Ms. Hyman received her Bachelor of Business Administration degree from the McDonough School of Business at Georgetown University, and she earned her Master’s in Real Estate Development from Columbia University.

  • Jack Minor

    Associate

    Mr. Minor is an Associate and member of the investment team at GreenBarn Investment Group. Prior to joining GreenBarn, he was an Analyst at EQT Exeter, a $30B AUM private equity firm targeting industrial, office, and multifamily investments. At EQT Exeter, Mr. Minor was a member of the industrial acquisitions team, and assisted in the execution and expansion of EQT Exeter’s alternative industrial real estate investment strategy. Mr. Minor received his Bachelor of Business Administration degree in finance from the University of Notre Dame.

  • Hudson Insolia

    Analyst

    Mr. Insolia is an Analyst and member of the investment team at GreenBarn Investment Group. Hudson received his Bachelor of Business Administration in Finance from The George Washington University School of Business.  While attending George Washington, Hudson held internship roles at CityView, a Los Angeles-based real estate investment firm, and Capstone Strategic, a Virginia-based M&A firm.

  • Alison Oehley

    Corporate Controller

    Ms. Oehley is the Corporate Controller at GreenBarn Investment Group.  She is responsible for overseeing the corporate level accounting activities. Ms. Oehley also serves as GreenBarn’s Human Resource manager. Prior to joining GreenBarn, Alison worked at Normandy Real Estate Partners for 8 years where she held various corporate accounting roles.  Ms. Oehley has over 12 years of experience in commercial real estate. Her experience includes preparation and review of financial statements, budgeting and forecasting, and payroll processing.
