In April 2023, GreenBarn acquired a defaulted A-Note of a senior loan secured by the leasehold mortgage on two office assets, 101 JFK Parkway and 103 JFK Parkway, in Short Hills, New Jersey. 101 JFK Parkway is a multi-tenant, 197,196 square foot, Class A office building comprised of six stories and 103 JFK Parkway is a four-story, single-tenant, 123,000 square foot, Class A office building which was 100% vacant at the time of acquisition. The opportunity allowed for the ability to sit in a priority position in the capital stack at an attractive basis with multiple paths to attractive risk-adjusted returns. In February 2024, GreenBarn was paid off, generating a considerable profit.
