800 Sylvan Avenue
Construction is underway on this 20-acre parcel at 800 Sylvan Avenue in Englewood Cliffs NJ, which for decades housed office and R&D operations for consumer products giant, Unilever. The property was acquired in conjunction with the completion of a long-term lease with Unilever for a significant portion of the 365,000 square foot building while also providing short-term swing space during the redevelopment and construction of the Unilever headquarters at 700 Sylvan Avenue. The long-term leased portion of the property consisting of 157,411 square feet was monetized shortly after the acquisition through a sale to an institutional core buyer and the remainder of the property was vacated by Unilever allowing for redevelopment.
The property was the center of a lengthy and contentious legal battle over the borough’s refusal to abide by a settlement agreement to allow for the development of 450 new housing units, 90 of which would be designated as affordable housing. The project is now moving forward after the borough lost the builder’s remedy lawsuit and its subsequent appeal.
The community will feature a mix of studio, one- and two-bedroom apartments within a contemporary, mid-rise product. In addition, three-bedroom townhomes will carry a distinct community identity. Across the board, residences will be thoughtfully designed and appointed, with high-end finishes and fixtures.
